Water Heater Safety and Code Inspections

Many water heaters in the region were installed without an expansion tank, with improper venting, or with a T&P discharge that terminates in the wrong place. An inspection documents the condition and what it would take to bring it to code.

Inspection checklist

You receive photos and a written summary you can hand to a buyer, insurer, or property manager.

  • Unit age, capacity, and manufacturer recalls
  • Venting, draft, and combustion air on gas units
  • T&P valve and discharge piping compliance
  • Expansion tank presence, charge, and sizing
  • Seismic and pan requirements
  • Corrosion, connections, and shutoff condition

Common findings

Missing expansion tanks on closed systems, flex connectors in contact with sharp edges, T&P lines discharging upward, and vent connectors with insufficient rise are the four issues we correct most often.
